When Is Rewiring A Property Necessary?

If you have lived in your property for quite some time now and it has never been rewired, you may be wondering if this is the sort of service you need from your electrician. There are a number of instances whereby rewiring your home or office is a must, so it is important to be aware of this.

When should you get your home rewired?

Here are some of the scenarios whereby you should get your home rewired:

  • You’re planning major remodelling work - If the remodelling work you’re carrying out involves a material alteration, as defined by the Building Regulations, there is a high chance you will need to rewire at least part of the property, if not all. This will include upgrading the fuse box, which is another electrical service we provide in Bedford.
  • Your property has not rewired within the past 25 years - If this is the case, then chances are it needs to be rewired so it is brought in line with the current regulations and standards. The existing wiring could even be dangerous and unable to cope with the demands of modern living.
  • You are converting a garage or attic, or you’re extending your home - This is deemed new work, which means all wiring needs to conform to Part P: Electrical Safety. Your existing wiring must be improved to make sure the additional loads can be carried safely, as well as ensuring cross bonding is satisfactory and it is earthed to current requirements.

Has your property been rewired?

If you have not lived in your property for a while, you will need to figure out whether it has been rewired. By inspecting the parts of the wiring in your home that is exposed, you should be able to determine whether your house has been rewired. You should also look at the fuse box, which is referred to as the consumer unit these days, and the electricity meter.

If the fuse box has an old-fashioned style, i.e. large, white ceramic-style fuses, there is a high chance the property needs to be fully rewired.

Another clear sign that rewiring is going to be needed is if there is a mixture of different switch and socket styles. This could be a sign that only had a partial rewire, especially if you can see surface-mounted wiring that runs up the walls and along your skirting boards.
