A breaker that trips repeatedly, or one that
trips immediately every time you reset it, is a different matter.

It is worth understanding what each common cause looks like, because some are straightforward to resolve, and others need a qualified electrician involved fairly
quickly.

What a circuit breaker is doing when it trips

A miniature circuit breaker (MCB) protects the wiring on its circuit from carrying more current than the cable is rated for. When the current exceeds the breaker's rated capacity, it trips and cuts the supply to that circuit. This is the protection working correctly; the problem that needs diagnosing is whatever caused the excessive current in the first place.

Overloaded circuit

This is the most common cause of a tripping breaker. If a circuit is being asked to supply more power than it was designed for — often because too many high-draw appliances are connected to a limited number of sockets — the breaker will trip when the cumulative demand exceeds its threshold. The immediate fix is to spread the
load by moving some appliances to a different circuit. If this is a recurring pattern, adding a new circuit is the proper long-term solution.

A faulty appliance

If the trip happens consistently when a specific appliance is in use, that appliance is a strong suspect. Unplug it and test the circuit with something else. If the breaker
stops tripping, the appliance has a fault, either an internal short circuit or failing insulation, and needs repairing or replacing rather than continuing to use.

A short circuit in the wiring

A short circuit occurs when a live conductor comes into direct contact with a neutral conductor, usually as a result of damaged insulation, a deteriorated connection, or a
failure inside a socket or fitting. Short circuits produce a large and sudden current surge, which trips the breaker immediately and forcefully. They tend to be more
serious than overloads and require an electrician to trace and repair the fault.

A ground fault

A ground fault occurs when a live conductor makes contact with an earthed surface: the metal chassis of an appliance, a damp wall, a conductive floor in a kitchen or
bathroom. Where RCD protection is in place, the RCD will typically respond to this type of fault before the MCB. Ground faults in wet areas are particularly dangerous
and should be investigated as a priority.

A worn or faulty breaker

Circuit breakers are mechanical devices, and they have a finite service life. A breaker that trips at low load, trips without an obvious cause, or repeatedly trips despite there being no identifiable fault on the circuit may itself be the problem.

Replacing a single MCB is a straightforward job that can make a significant difference.

When to stop resetting and call an electrician

The same breaker trips more than once or twice without a clear cause

You notice a burning smell or scorch marks near the consumer unit or any socket on the affected circuit

The breaker trips the moment it is reset, before anything is switched on

You are not confident identifying which of the above scenarios applies

I cover Bedfordshire and can usually turn fault-finding work around quickly. Here are seven signs that should prompt a call to a qualified electrician.

Your consumer unit — the fuse board — is the hub of your home's electrical system.

Most of the time it sits quietly doing its job, and most homeowners barely give it a second thought. But consumer units do give off warning signals when something is wrong, and knowing what to look out for can mean the difference between a straightforward repair and a much more serious situation. Here are seven things worth paying attention to.

The same breaker keeps tripping

An occasional trip is normal; it means the breaker has done its job by responding to a surge or overload. But if the same circuit trips repeatedly, or trips again shortly after being reset, something more persistent is going on. It could be a chronically overloaded circuit, a fault on the wiring, or a failing breaker. Resetting it and hoping for the best is not a solution.

The unit still uses rewirable fuses

Some older properties, particularly those built or last updated before the 1980s, still have a fuse board that uses ceramic fuse holders and lengths of replaceable fuse
wire rather than modern circuit breakers. These provide far less protection than a contemporary consumer unit, are not compatible with modern electrical demand, and will almost certainly be flagged on any EICR. An upgrade is a meaningful improvement to the safety of the whole installation.

There is no RCD protection

Residual Current Devices save lives. They respond to faults, including the kind caused by contact with a live conductor, within 40 milliseconds, cutting the supply before a fatal shock can occur. Modern consumer units are required to incorporate RCD protection across all circuits. If yours does not have it, you are without a critical layer of protection.

A burning smell near the consumer unit

Any smell of burning or hot plastic from the area of the consumer unit is a sign that should be taken seriously immediately. It could indicate overheating components, a loose or arcing connection, or deteriorating insulation. This is not something to monitor and review; it is something to get checked out right away.

The unit feels warm to the touch

A consumer unit should be at ambient room temperature. If the casing feels warm or noticeably hot, that is a sign of resistance somewhere in the system. Electrical resistance generates heat, and heat in an enclosure is a fire hazard. It warrants a call to an electrician.

You rely heavily on extension leads and adaptors

If a tangle of extension leads and multi-way adaptors has become a permanent fixture in your home because there simply are not enough sockets, that is a symptom of an installation that has not kept pace with how you actually use the property. The right answer is having additional circuits and sockets installed properly by a qualified electrician, not continuing to overload the circuits you have.

The consumer unit is more than 25 years old

Electrical standards and technology have moved on considerably over the past two to three decades. A consumer unit installed before the year 2000 is unlikely to meet current regulatory requirements and almost certainly lacks the protection features that modern installations are expected to have. Age alone is a reasonable trigger for
an assessment, even if nothing is obviously wrong.

If any of these apply to your property, I can assess the situation and advise on the best course of action. Get in touch with CMF Electrical to arrange a visit across Bedfordshire.

fuse board upgrades

Fuse Box upgrades

FuseBoard Upgrades

Bedford

Biggleswade

Blunham

Great Denham

Hitchin

Kempston

Kings Reach, Biggleswade

Letchworth

Potton

Sandy

Shefford

St Neots

Wixams

Fri, 22 May 2026 12:46:47 +0000 gazza 56 at https://cmf-electrical.co.uk What Electrical Work Can You Legally Do Yourself and What Needs a Qualified Electrician? https://cmf-electrical.co.uk/blog/what-electrical-work-can-you-legally-do-yourself-and-what-needs-qualified-electrician What Electrical Work Can You Legally Do Yourself and What Needs a Qualified Electrician?

Image

gazza Fri, 05/15/2026 - 12:59

Some electrical jobs are fine to do yourself. Others are legally restricted to qualified electricians. Here is how to tell the difference before you start.

There is a common assumption that all electrical work in a home requires a qualified electrician. There is an equally common counter-assumption that you can do
whatever you like if you know what you are doing. Neither is accurate. The legal position in England and Wales is more nuanced than either, and understanding it
properly can save you both money and significant problems down the line.

What you can legally do yourself

Certain minor maintenance tasks are not covered by Part P of the Building Regulations and can be carried out by a competent homeowner without notification
or certification. These include:

Replacing a like-for-like socket, switch, or ceiling rose

Changing a fuse in a plug or at the consumer unit

Fitting a new light fitting in place of an existing one

Replacing the flex on a lamp or other portable appliance

Installing battery-operated devices such as smoke alarms or doorbell systems

The key qualifier in all of these is 'like for like'. Replacing an existing single socket with a single socket of the same type is minor maintenance. Adding extra sockets to a circuit, or doing any work in a kitchen or bathroom, is a different matter entirely.

What must be done by a registered electrician

Part P of the Building Regulations governs most significant electrical work in domestic properties. Work in this category must either be carried out by an
electrician registered with a government-approved competent persons scheme — such as NICEIC, NAPIT, or ELECSA — who can self-certify the work, or be separately notified to your local authority building control department. Notifiable work includes:

Adding any new circuit in the property

Any electrical work in a kitchen, bathroom, or other special location

Replacing or upgrading the consumer unit

Installing outdoor sockets, garden lighting, or external circuits

Wiring for an EV charger, hot tub, pool, or outbuilding

The Building Regulations guidance on gov.uk covers Part P in detail if you want the authoritative version.

Why this matters when you come to sell

Electrical work that should have been notified and certified but was not becomes a legal problem at the point of sale. Solicitors routinely ask for Building Regulations completion certificates or Electrical Installation Certificates for any work carried out in the property. If you cannot produce one, you may need to commission an inspection to verify the work retrospectively, or in some cases, have the work redone entirely.

The cost of getting it right the first time is almost always less than dealing with it later.

A grey area: permitted development and minor alterations

Some jobs feel borderline, adding a socket to an existing ring circuit in a living room, for example, or extending a lighting circuit in a loft conversion. These are technically notifiable under Part P, but because they are being done by a registered electrician the self-certification process handles the compliance side without any further steps
from you. The key is using someone who is actually registered and will issue the correct documentation on completion.

If you are not sure, just ask

I am always happy to give a straight answer before any work starts. Drop me a message or call 07881 627 423 and I can tell you in plain English what the job
requires.

<div field__item">
Landlords in England must have rental electrics tested every five years, but there is more to it than that. Here is the full picture explained clearly.

The basic answer to this question is every five years, and for a lot of landlords, that is all they need to know. But there are enough nuances in the rules that a more
detailed answer is worth having. Misunderstanding how the interval works, what triggers a shorter cycle, or what counts as a valid starting certificate can lead to gaps in compliance that carry real consequences.

The five-year inspection cycle

The Electrical Safety Standards regulations require all landlords in England to have the electrical installation in each rental property inspected and tested by a qualified
electrician at least every five years. The resulting EICR must be provided to the tenant within 28 days and made available to the local council on request. This requirement covers both private and social rented sector properties.

When the interval can be shorter

Five years is the maximum permitted interval, not a fixed standard. The inspecting electrician may specify a shorter period if they have concerns about the age or
condition of the installation. In older properties, or those where the wiring has not been updated in decades, a two or three-year interval is not uncommon. This will be
stated clearly on the EICR itself. Always read that section of the report rather than assuming the default five-year period applies. Acting on the wrong cycle could put you in breach of the regulations.

Newly built properties and recently rewired homes

A property that has been newly built or completely rewired within the past five years will have an Electrical Installation Certificate rather than an EICR. This is the
document issued when brand-new work is completed, and it serves the same compliance purpose for the period stated. Once that period expires, the property enters the standard EICR cycle. If you have recently taken on a property and are unsure whether the documentation you have received is an EIC or an EICR, it is worth checking — the distinction matters.

There is no anniversary rule

Gas safety certificates operate on an anniversary system; landlords can renew up to two months early without losing time on the certificate. Electrical safety certificates
do not work this way. If you renew your EICR before it expires, the new five-year clock starts from that renewal date, not from the original expiry. You lose whatever
time remained on the old certificate. This is something that catches landlords out when they try to get ahead of a busy period. It is still worth booking early rather than leaving it late, but go into it knowing that is how the timing works.

Your duty between inspections

A valid EICR does not mean electrical responsibilities go on hold for five years.

Under the Landlord and Tenant Act 1985, landlords have an ongoing duty to keep the electrical installation in safe working order throughout the tenancy. If a tenant
reports a fault, it must be dealt with promptly. If something is visibly damaged or fails, it needs attending to. The five-year inspection is a periodic safety check, not a substitute for reactive maintenance.

Not sure where you stand?

If you are unsure when your EICR is due, have recently acquired a property and cannot verify the inspection history, or are managing a portfolio with multiple renewal
dates to track, I am happy to help you work it out. Get in touch and we will go from there.

Electrical Condition Reports (EICR)

Bedford

Biggleswade

Blunham

Great Denham

Hitchin

Kempston

Kings Reach, Biggleswade

Letchworth

Potton

Sandy

Shefford

St Neots

Wixams

Fri, 08 May 2026 12:53:27 +0000 gazza 54 at https://cmf-electrical.co.uk Your Rental Property Failed Its Electrical Inspection: Now What? https://cmf-electrical.co.uk/blog/your-rental-property-failed-its-electrical-inspection-now-what Your Rental Property Failed Its Electrical Inspection: Now What?

Image

gazza Fri, 05/01/2026 - 10:21

Getting an EICR back with problems flagged is not an unusual outcome. In fact, identifying issues before they become serious is the whole point of having the inspection. The important thing is knowing what the codes mean, what your legal obligations are, and how to get the situation resolved efficiently. Here is what you need to know.

What the condition codes actually mean

The EICR uses four codes to classify anything that the electrician has identified during the inspection:

C1 — Immediate danger has been found. The installation is not safe to continue using and the issue must be resolved before the property can be occupied.

C2 — A potentially dangerous condition has been identified. This does not necessarily mean the risk is immediate, but remedial work must be completed within 28 days.

C3 — An improvement is recommended. The installation has passed, but the electrician is flagging something worth addressing when the opportunity arises.

FI — Further investigation is needed. The electrician has found something that requires more detailed assessment before a conclusion can be reached.

A report containing only C3 observations is a pass. A C1 or C2 means the property has not passed, and work is required before a satisfactory certificate can be issued.

What landlords are legally required to do

If your EICR contains a C1 or C2, you are legally required to have the remedial work completed within 28 days of the inspection date, or sooner if the report specifies a shorter timeframe. Once the work is done, you must provide written confirmation to your tenant and to the local council within that same window. Failure to act carries penalties of up to £40,000.

What if you do nothing?

Ignoring a failed EICR is not an option. Beyond the financial penalties, if an electrical incident — a fire, a shock, an injury — occurs in a property where known defects were not addressed, the legal and insurance exposure is substantial. Most home insurers will decline to pay out on a claim where an EICR has flagged issues that were not acted upon.

Does the same electrician carry out the repairs?

There is no requirement to use the same electrician, but there are practical advantages to doing so. An electrician who has already inspected the property knows exactly what is wrong and where, which often makes the repair process faster and more straightforward. Once the work is completed, they will issue the appropriate certification, either a Minor Electrical Installation Works Certificate for smaller repairs or an Electrical Installation Certificate if more substantial work has been done.

What kinds of issues come up most often?

The most common remedial works following a failed EICR include replacing an old rewirable fuse board with a modern consumer unit, adding RCD protection to circuits that currently have none, replacing deteriorated or damaged sockets and light fittings, and improving earthing or supplementary bonding arrangements. None of these are unusual jobs, and most can be completed within the required timeframe without significant disruption to the property.

Next steps

If your EICR has flagged anything, whether a C1, a C2, or something requiring further investigation, get in touch and I will talk through what the work involves, how long it is likely to take, and how quickly I can get it scheduled.

Electrical Condition Reports (EICR)

Bedford

Biggleswade

Blunham

Great Denham

Hitchin

Kempston

Kings Reach, Biggleswade

Letchworth

Potton

Sandy

Shefford

St Neots

Wixams

Fri, 01 May 2026 09:21:14 +0000 gazza 53 at https://cmf-electrical.co.uk When Is Rewiring A Property Necessary? https://cmf-electrical.co.uk/blog/when-rewiring-property-necessary When Is Rewiring A Property Necessary?

Image

gazza Wed, 11/10/2021 - 10:33

If you have lived in your property for quite some time now and it has never been rewired, you may be wondering if this is the sort of service you need from your electrician. There are a number of instances whereby rewiring your home or office is a must, so it is important to be aware of this.

When should you get your home rewired?

Here are some of the scenarios whereby you should get your home rewired:

You’re planning major remodelling work - If the remodelling work you’re carrying out involves a material alteration, as defined by the Building Regulations, there is a high chance you will need to rewire at least part of the property, if not all. This will include upgrading the fuse box, which is another electrical service we provide in Bedford.

Your property has not rewired within the past 25 years - If this is the case, then chances are it needs to be rewired so it is brought in line with the current regulations and standards. The existing wiring could even be dangerous and unable to cope with the demands of modern living.

You are converting a garage or attic, or you’re extending your home - This is deemed new work, which means all wiring needs to conform to Part P: Electrical Safety. Your existing wiring must be improved to make sure the additional loads can be carried safely, as well as ensuring cross bonding is satisfactory and it is earthed to current requirements.

Has your property been rewired?

If you have not lived in your property for a while, you will need to figure out whether it has been rewired. By inspecting the parts of the wiring in your home that is exposed, you should be able to determine whether your house has been rewired. You should also look at the fuse box, which is referred to as the consumer unit these days, and the electricity meter.

Pro Tip: If you are thinking about buying a property, we highly recommend that you do this when inspecting the home.

If the fuse box has an old-fashioned style, i.e. large, white ceramic-style fuses, there is a high chance the property needs to be fully rewired.

Another clear sign that rewiring is going to be needed is if there is a mixture of different switch and socket styles. This could be a sign that only had a partial rewire, especially if you can see surface-mounted wiring that runs up the walls and along your skirting boards.

Contact CMF Electrical today to get your property rewired

If you’re looking for a reliable and trusted electrician in Bedford who can rewire your home for you, look no further than CMF Electrical. The problem is that a lot of people end up wasting energy without realising they are doing so.

Let’s take a look at some of the ways you may be wasting energy without realising it:

Ignoring power hours – Many power businesses provide discounted rates after a specific time of the day, for instance, after 8.00 pm. So, to reduce energy costs, do not only consider how you power things in your home but when you do so! A good idea here is to schedule your dishwashing and laundry so that you’re not using a lot of energy during those peak hours of the day.

Fridge gazing – We all love a good fridge gaze, don’t we? Especially those of us who work from home! How many times do you find yourself opening the fridge and staring inside aimlessly for five minutes before you decide you don’t want anything? Not only are you torturing yourself, but you are wasting electricity in the process!

You don’t make the most of eco-friendly power - There are so many different ways you can make eco switches around your home. Simply changing your boiler to a newer, more energy-efficient model will make a massive difference. Of course, you can also look into renewable energy sources, like solar power. There are a number of different government grants and schemes in place to encourage people to take these options up, so check them out before you go ahead and make an investment.

Always running hot laundry loads – A lot of people do not realise that 90 per cent of the total power used to do the laundry is for heating the water! That’s a lot of power, right? Therefore, if you cut out the hot water, you can reduce your laundry expenses considerably. So, time for a bit of tactical washing. We would recommend reserving your hot water washes for those tough stains only, and wash everything else with cold water. It will make a bigger difference than you realise.

Plugging but not playing – Surely, you didn’t think you would be able to read this post and get away with this one, did you?
